How much are your fees?

Hard to say in advance they start from about £1500 for a simple extension upwards. Something more complex or larger or two storey from £3000. Best thing to do is ask for a quote.

What other fees are involved?

This will vary from project to project and you won’t need them all, but here is an idea of the most common:

  • Planning fee £150-600
  • Building control £400-1000
  • Structural design £500-£2000
  • SAP calculations £400-500
  • Bat survey £450-550
  • Tree survey £600-1300
  • Measured building survey from £700
  • Severn Trent Water build over agreement £70-200
  • Drainage survey from £350

How long will it take?

This does depend a little on how quickly you make decisions, but design and planning application 10-16 weeks and the same for working drawings. I usually say when I first meet you allow about a year before you start work and 4-8 months for the build.

Can I speak to a previous client?

Absolutely, my previous clients are happy to give references and some are happy for you to go and see the work they have had done – just ask.

How much does an extension cost?

Another hard question and a lot depends on the level of finish and other internal works and alterations. For a basic finish I tend to say £2300 per m2 plus VAT. But it is more complex and as part of the design process we can look at it in more detail.
