I understand why people fall in love with listed buildings, but when you buy one you commit to dealing with a range of additional restrictions and processes, when you want to do work to your property. But that doesn’t mean you can’t make changes. I have worked with the owners of lots of listed buildings in Leamington and have good level of knowledge of permitted alterations but every property is different and I usually treat the application process as a negotiation. In some instances when the work is pushing the boundaries it may be best to involve a specialist heritage consultant in the process, but it is not usually needed. Then we also need to consider appropriate materials, older building need to breathe, it is possible to update and insulate using appropriate products. When extending a listed building it is often preferable that the extension is modern and clearly defined from the original building. Restoring and developing a listed property is more complex but if done correctly the results can be incredible.
